1. Presentation of an employment letter (stating salary, position held, length of employment, and status), accompanied by the most recent pay stub indicating the total earnings to date.

3.Clause 9.2 of this PL applies (tenant's consent for payment history verification and provision of references from the previous landlord).
The lessees shall maintain a liability insurance of 2M for the entire duration of the lease. A proof of the insurance policy shall be provided at or before the signature of the lease.
The lessees shall provide a confirmation letter that Hydro-Quebec has been changed to the lessees responsibility. This confirmation will be provided at or before the signature of the lease.
The lessees shall respect and comply with all the rules & by-laws related to the building/syndicate. In the event that the lessees fail to comply, the lessee will be responsible for the penalties.
The lessees shall not, and shall not permit anyone to, use, grow, smoke or vape tobacco, cannabis, or any other illegal substance in any indoor part of the premises, the common areas or the property of which they form a part.
No Airbnb or similar short-term sublet. Any such activity will be considered a repudiatory breach of the lease.
The lessees will also be responsible for paying any fees due to the loss of any keys or magnetic key.
The lessees are not allowed to sublease or lease transfer without written permission from the Landlord.
At the end of the term rented, the unit must be returned in the same condition as when rented; this includes all inclusions of the unit, as well as the general condition of the unit. (with the exception of normal usage deterioration).
If at the end of the term the lease is not renewed, the tenant MUST honor ALL visit requests for
all prospective tenants, for which 24-48 hours notice will be given. The same applies to visits from prospective buyers in case the condo goes for sale during the term leased.
